Lakewood Ranch Home Sales On The Rise.

Rising home sales in Lakewood Ranch are a confirmation of the recovery of the real estate market.  Recent sales include: 257 homes sold in the Lakewood Ranch zip code 34202 from Jan. 1, 2009 through Aug. 31, 2009.  Of the total 257 homes 15% sold at or above listing price. “Market conditions have improved steadily month over month for the whole year. Typically in years past, of all the homes purchased in Manatee County, approximately 2-4 percent were purchased in Lakewood Ranch; however, recently that number has gone up to around 12-14 percent” said Miranda Oswald, vice president of sales and marketing for Lakewood Ranch Communities.
  
Visitors to Lakewood Ranch are also increasing albeit with a lower number of inventory homes available for purchase. “At one point here at Lakewood Ranch we had 850 out of 6500 homes on the market,” said Milt Flinn, president of Lakewood Ranch communities, “now we are down to 280.”

A combination of correct pricing, lower inventory and higher traffic all point to the strengthening Lakewood Ranch market and provide a positive outlook for new home construction in the Sarasota-Manatee area.
