With the recent news of a $7.575 million sale on Casey Key it’s time to take a snapshot of sales activity on the barrier island courtesy of Realtor Deborah Beacham.

So far in 2011, 4 bay-front properties have sold on Casey Key. The properties range in sales price from $600,000 for a 1,625 square foot home built in 1959 with a partial bay view, to my $2.6 million sale (highest bay front sale) for a 7,359 sq. ft. Tuscan style home renovated in 2008 on three quarters of an acre with deeded beach access.

2011 to date sees 5 gulf front sales on Casey Key (no gulf to bay sales as of this post). The sales range from $1.3 million for a 1,857 square foot residence to the recent sale of $7.575 for a 10, 291 square foot gulf front home. Currently there are an additional 4 gulf front homes pending as of July 21, 2011.

The most recent sale at 1011 Casey Key, for $7,575,000 was a real surprise to me, as this home is situated on 200 feet of gulf with a 10,000+ square foot home built by a commercial builder in 2002 to impeccable standards, with a gulf side resort-style pool, all the bells and whistles you would expect to find in a high quality home.

The list price was originally $10.9 million, and reduced to $8.9 million. It was not a “distress” sale. I thought the home would have sold for just over $8 million. This price is another indication that today’s luxury buyer is still looking for value and in most instances, getting it.
