How Foreign Buyers Impact Our Real Estate Market By Patricia Tan Real estate prices are always a popular topic of conversation, and recent press coverage has given Florida home owners a lot to talk about. Reports from around the state tell of rising prices, falling inventory levels and increasing numbers of closed sales.  Comments like “Reminiscent of our market boom in the early 2000’s” and “Houses selling as fast as they did in 2005” are commonplace. I thought it would be interesting to look back and put today’s property values in perspective.

The Clock Is Ticking -Check Your Watch,Your Customers Are By Anne L. Weintraub, Esquire Anne Weintraub P.A. In the age of “technology mania”, time matters more than ever. Your clients now expect to hear from you yesterday and you must be prepared. If you do not respond to phone calls or emails immediately, there is a good chance your prospect will move on to another Realtor. It happens to me from time-to-time. A potential client will call-I will be out to lunch-and by the time I get back-sometimes even one hour later-they have already located another attorney. And, there is […]

Stress And Hair Loss By Sheila Venancia The hormonal process of testosterone converting to DHT, which then harms hair follicles, happens in both men and women. Under normal conditions, women have a minute fraction of the level of testosterone that men have, but even a lower level can cause DHT- triggered hair loss in women. Mistakenly thought to be a strictly male disease, women make up a significant percentage of American hair loss sufferers. Forty percent of women have visible hair loss by the time they are age 40, according to the American Academy of Dermatology. Hair loss in women […]

Bowler Hats, Briefcases and The Bank of England British Icons in the City of London By Patricia Tan During my recent trip to England, I had several meetings in the City of London, Britain’s financial district, where I worked during the 1980s and 90s. I was thrilled to have the opportunity to be in “The City” doing business again – completely different from simply being a tourist and visiting the many historic sites there. So much of being British stems from our ancient heritage and traditions, and nowhere are these more evident than in the City. The “square mile” as […]

Is Your Commercial Property “Grandfathered” To Offer Relief From Some ADA Requirements? By William Henry PhD How Does the Term “Readily Achievable” Apply to this “Grandfathering” Provision? When addressing the challenges posed by American Disability Act legislation, business and commercial property owners often ask, “Is my property ‘grandfathered’ so as to alleviate the need for compliance?” Compliance hinges on the date of occupancy of the inhabitable space. The operative date is January 1, 1991. Was the property inhabited prior to 1991? If so, then compliance may not be required if the cures to the design and construction are deemed to […]

Luxury On The Rebound By Michael Saunders It’s no coincidence that our region’s highest residential sale in two years occurred at the same time that the Dow was closing-in on an all-time high, restoring virtually all of the $16 trillion dollars in personal wealth that was wiped out during the Great Recession. Also restored is buyer confidence in the real estate market at precisely the moment when home prices have tilted upward after shedding as much as 50% of the artificially-induced appreciation that occurred during the boom years. This confirmation that our market has bottomed is exactly what buyers were […]

Leave Emotions For The Movies – They Have No Place In A Home Closing By Anne L. Weintraub, Esquire Anne Weintraub P.A. Since the beginning of time, a man believed his home was his castle. Not much has changed in 2013-almost every Seller believes his home is his castle and almost ever Buyer questions whether that castle is even good enough to purchase. The Buyer may want to know everything about the Seller’s background. The Seller may want to know where the Buyer is from and what the Buyer does for a living. The Seller’s wife may dislike the Buyer’s […]

Tips For Long And Healthy Hair By Sheila Venancia Have you ever wished that your hair were longer, thicker and healthier?  Who doesn’t! Long, thick hair looks beautiful any way you wear it.  But for some of us, thin hair can be an obstacle. Riverwalk 2013 Stone Soup! By Sara Hand Several years ago the world, or at least our world, went through an economic upheaval that experts say will take 15-20 years to recover to some new sense of normal. So we reeled in shock and cried at the scandal as friends and family lost so much they had worked their whole lives for. We breathed deeply as oil threatened our beaches and natural disasters struck our neighbors. Yet the truth is, as Americans there is a resilience that runs through us, as always. When it comes down to it, again and again […]

Foreigners Investing in Florida Real Estate A Taxing Issue? By Patricia Tan Winter was a very busy buying season for Florida real estate – the best we have seen in many years. A large part of the sales activity was down to foreign investors – those whose real home is outside the United States, looking to take advantage of our State’s low property prices and buoyant rental market. The end of winter also means tax deadlines are looming and it occurred to me that in working with foreign investors, I am often asked questions about how they will be taxed […]
