Market For Luxury Properties Shows Marked Improvement
Michael Saunders’ Agents Closing Large Transactions.
Since the beginning of 2010, agents of Michael Saunders & Company alone have participated in 18 transactions involving properties priced from $2 million and up; and 6 transactions involving properties priced from $3 million.
Many of these sales set year-to-date records, including the largest waterfront sale in Sarasota County—a property in Lido Shores that sold for $8.4 million on March 23rd. Linda Roe Dickinson represented the buyers.
Kathy Simmonds brought the buyers to the largest year-to-date sale on Longboat Key, a Gulf-front property on Gulf of Mexico Drive that closed for $6.65 million.
On Siesta Key the largest year-to-date sale involved a Gulf-front property on Sanderling Road. The property was listed by Kim Ogilvie and sold to buyers represented by Linda Roe Dickinson. The sale price was $6.425 million.
Likewise, in the largest year-to-date sale on Casey Key, a beachfront estate at $4.5 million, Deborah Beacham represented the sellers and Annette and Albert Ayers brought the buyers to the sale. Beacham sold another of her Casey Key listings on May 12th; a bay front property with Gulf views on Casey Key Road, for $ 3.5 million.
And in the largest year-to-date sale on Bird Key, a property on Meadow Lark Drive was sold for $4.2 million. Audrey and Jill Singer listed the property.
Another noteworthy sale involved the largest year-to-date sale in the Tower Residence of the Ritz-Carlton. A penthouse listed by Joan Dickinson and Beth Afflebach was sold to a buyer represented by Afflebach for $3.35 million.
“Sellers of luxury properties this year have been successful whenever they’ve gotten truly realistic, even aggressive, about their selling price,” says Michael Saunders, founder and CEO. “Make no mistake about it. Buyers have re-gained their confidence in the market for luxury properties; and are clearly willing to buy so long as the price is reflective of the competitive value that buyers in every price range now steadfastly insist on.”
